Construction Guidance

From Preconstruction to Project Closeout

Preconstruction defines the work, design and budget. Purchasing and construction turn those decisions into the finished project. Closeout checks completion and gives the owner the records and operating information needed to use and maintain the result.

Interior reconstruction with exposed framing and protected floors

Preconstruction: establish the baseline

Develop the scope, existing-condition information, design responsibilities, budget basis, and preliminary sequence. Record unresolved questions with an owner and a due date rather than letting them disappear into a general allowance.

Procurement and construction: manage the live plan

Confirm selections before releasing purchases. During field work, track decisions, deliveries, observed conditions, inspection status, and approved changes. Use the same current documents in meetings, purchasing, and field coordination.

Closeout: transfer usable information

  • Complete the agreed inspections and project acceptance steps.
  • Track punch items by location, responsible party, and completion status.
  • Collect product information, operating instructions, and applicable warranties.
  • Explain any temporary conditions or remaining restrictions.
  • Record contacts and the process for reporting an issue after handover.
