How HVAC Duct Contamination Is Assessed After Fire or Smoke Events

Duct assessment should establish where residue or moisture is present and which parts of the air system are affected. A stained grille alone does not describe the condition of the entire duct network. Avoid using the system to investigate an odor.

Interior reconstruction with exposed framing and protected floors

Ask for an inspection map

Request identification of the air handler, returns, supply branches, filters, and any duct insulation inspected. Have the specialist mark inaccessible sections and explain whether further access is needed. Record whether the system was operating during the loss if that information is known.

Understand the proposed treatment

  • Which observed condition supports cleaning or replacement at each location?
  • What is the duct material, and is its lining wet or damaged?
  • How will completed work be documented before the system returns to use?

Coordinate with reconstruction

Keep duct access openings available until the responsible specialists finish their work. If chemicals or sealants are proposed, ask for the specific purpose, product information, and suitability for the duct material. Do not treat spraying a product as a substitute for addressing the identified condition.
