Confirm the legal business name, contact information, references, and insurance documentation. Verify any claimed trade license, local registration, or manufacturer status with the issuing body for the work involved; do not treat a broad “licensed” label as evidence of every qualification.
Compare written proposals
The Texas Attorney General recommends written bids, reference checks, and careful contract review. Provide candidates with the same scope and ask them to identify exclusions, allowances, owner responsibilities, and assumptions that affect the price.
Review how the job will be managed
- Who supervises the work and is your day-to-day contact?
- How are schedule updates and changes approved?
- What payment evidence and completion milestones are required?
- How are defects, punch items, warranties, and post-completion questions handled?
