North Texas Permit Process Basics

There is no single North Texas permit process. Start with the property address and proposed work, then confirm the responsible city, county, and any other reviewing authorities.

Identify the authority before assuming the requirements

City and county processes are not interchangeable. Dallas publishes a commercial permit pathway, while Grayson County describes distinct development and building responsibilities for its jurisdiction. Use the official resource for the actual parcel.

Prepare the initial inquiry

  • Address, parcel information, ownership, and intended use.
  • Plain-language description of new work, alterations, repairs, or use changes.
  • Available site, floor, structural, and building-system information.
  • Known private restrictions or landlord requirements.
  • Questions about design documents, review, trade permits, and inspections.

Track approvals as project work

Assign responsibility for submissions, review comments, fees, revisions, and inspections. Keep a current status list and confirm what must be complete before work starts, before work is concealed, and before the space can be used.
