Modified Bitumen vs. Single-Ply Roofing: Which Fits Your Building?

Modified bitumen and single-ply roofing describe different approaches to low-slope roof construction. Neither label, by itself, tells an owner how the complete assembly will handle the building’s drainage, equipment and operating constraints.

Understand the construction difference

Modified bitumen uses asphalt-based sheets modified with polymers such as SBS or APP. The specified assembly determines the sheets, surfacing and attachment method. CertainTeed describes options including self-adhered, cold-adhered, hot-asphalt and torch-applied products; those methods are not interchangeable for every sheet.

Single-ply systems use a principal sheet membrane with associated insulation, attachment and flashing components. TPO and PVC use heat-welded seams; EPDM systems use their specified seam products, such as manufacturer-approved tapes. “Single-ply” does not mean the entire roof has only one layer.

Compare how the work will affect the building

Ask the contractor to explain the actual installation method, staging, equipment and daily weather protection. If the building is occupied, discuss odors, dust, noise and air intakes with the facilities team. A broad claim that one category always installs faster is not a substitute for a project schedule.

Confirm how curbs, walls, expansion joints and changes in level will be detailed. More plies do not automatically make a transition forgiving, and a welded seam does not remove the need for quality control.

Compare the full bid scope

Request side-by-side scopes using the same assumptions for demolition, deck repairs, wet materials, insulation, cover board, drains and equipment coordination. Include access and future repairs in the discussion.

  • Which manufacturer and assembly are proposed?
  • How will seams and flashings be completed and checked?
  • Which existing materials will remain, and why are they acceptable?
  • What traffic protection and maintenance will be needed?
  • What specific warranty is available for this installer and assembly?

Select the option that fits the verified conditions

AmeriConstruction offers commercial modified bitumen, TPO and PVC roofing. Ask for the building-specific reason behind the recommended system and an explanation of the alternatives considered. Product-family familiarity alone does not establish certification or warranty eligibility.
