Immediate protection and mitigation
This package addresses the active condition and protection of the property. The owner should know the objective, provider qualifications for the proposed work, authorization limits, documentation, and remaining restrictions. It is not the same commitment as rebuilding every damaged area.
Assessment and specialist recovery
Some projects require testing, engineering review, environmental assessment, contents work, or other specialized services. Identify the responsible providers and the decisions their reports will support. Avoid assuming that the general contractor supplies every service associated with the word restoration.
Permanent reconstruction
The rebuild package describes the materials, assemblies, systems, and finishes to be repaired or replaced. It needs a defined scope, design and permit responsibilities, procurement plan, inspections, and owner acceptance. Owner upgrades should be visible as separate choices.
Document the handoffs
Whether one company or several participate, ask what condition ends each package and starts the next. Obtain relevant findings, removed-material records, open questions, and authorization before permanent work proceeds. Compare proposals by activities and responsibilities rather than by a broad service label alone.
