Insurance Claim vs. Private-Pay Repairs

The repair scope and the source of payment are separate decisions. A property may have damage-related repairs, optional upgrades, and uncovered work in the same project.

When a claim is involved

Review the policy and discuss coverage with the insurer. Keep the construction proposal, claim correspondence, and evidence of completed work organized so differences in scope or amounts can be addressed explicitly.

When the owner funds the work

Define the work you want and compare written proposals on the same basis. Decide which options to include, how changes will be authorized, and how the payment schedule relates to the construction agreement.

Where the paths meet

  • Use the same clear quantities, materials, exclusions, and completion criteria in either case.
  • Separate requested upgrades from the damage repair scope.
  • Track deductibles and other owner responsibilities as distinct budget items.
  • Do not treat a contractor estimate as a coverage decision.
