Construction Guidance

Deductibles and Renovation Funding

An insurance deductible, a construction payment, and a loan repayment are different obligations. Keep them visible in separate parts of the budget so a financing discussion does not blur the repair scope or claim record.

Record the owner’s actual funding needs

Ask the insurer to explain the applicable deductible and coverage decisions. Separately identify optional upgrades, uncovered work, temporary expenses, and any amount needed before claim funds are available.

Understand the deductible rule

The Texas Department of Insurance states that contractors may not waive a home insurance deductible or help an owner avoid paying it. A financing discussion does not turn that obligation into a contractor discount or an inflated repair invoice.

Review any borrowing arrangement directly

  • Ask the lender what expenses the proposed loan may fund.
  • Review fees, interest, repayment dates, and security requirements.
  • Confirm availability of funds before accepting a contractor payment schedule.
  • Keep invoices, payment records, and the construction scope accurate and separate from the loan documents.
