When a repair is worth evaluating
A limited problem may allow a targeted repair if the surrounding roof can support it. GAF’s homeowner guidance distinguishes a few damaged shingles on a newer roof from broader damage. Ask the assessor to identify the cause, repair area, compatible materials and the conditions that would remain outside the work.
When to compare a replacement scope
Wider deterioration or damage deserves a broader assessment rather than a series of unconnected patches. Ask what a replacement would remove and renew, how the deck or substrate will be evaluated and how flashing, drainage and penetrations are included. The recommendation should follow the findings for your roof.
Compare what each option leaves you with

- The problem each option addresses and any remaining limitations.
- Repair requirements for areas outside the proposed work.
- Access, temporary protection and interruption during construction.
- Written warranty terms and any effect on existing coverage.
