Separate repeatable work from exceptions
Group units by floor plan and verified starting condition. Refinishing cabinets, replacing cabinets and repairing a damaged subfloor are different packages. Repeated mobilizations, limited storage and occupied-unit access also belong in the estimate. A pilot unit can help check the quantities and installation details before repeating the package.
Build a program worksheet
- Unit type and quantity × quoted package price = package subtotal.
- Condition repairs: record the unit, observed issue, estimate basis, and approval owner.
- Appliances and owner-furnished items: purchase, delivery, installation, and disposal responsibilities.
- Program logistics: storage, staging, access, cleaning, and repeated mobilizations.
- Common-area work, design, permits, and testing: list outside the unit subtotal.
- Owner reserve for unresolved conditions: choose an amount and document its purpose.
Track cost alongside turnover
Record original budget, approved changes, committed cost, payments, and remaining work by unit. Separately track the operational effect of unit downtime; do not assume a renovation produces a specific rent increase or return.
Compare a base unit package with the property program
Create a base scope for each layout: retained items, finish replacements and the quantities involved. Multiply the agreed package for each layout by the number of units that actually receive it.
Add condition exceptions by unit rather than hiding them in an average. Keep common-area work, shared-system repairs, staging and occupied-unit access separate from vacant-unit finishes.
The program budget is the sum of the unit packages, documented exceptions and shared work, plus design, permits and other owner costs. A change in unit mix or release sequence changes that comparison.
What settles the remaining uncertainty
Bring the property address, scope, available plans and the assumptions behind your budget to AmeriConstruction. Identify the information still needed for pricing, the decisions that could change the total and the person who can approve them. Confirm project fit, any assessment charges and proposal requirements directly with the team.
