Confirm what land and access you control
Obtain a current survey and review recorded access rights and restrictions with the appropriate professionals. The USACE Lake Texoma Shoreline Management Plan governs specified private uses of federal shoreline land and water; ownership of a nearby home lot does not itself settle shoreline-use permissions.
Evaluate the site before fixing the design
- Confirm the applicable city, county, and other authorities for the parcel.
- Identify water, wastewater, power, communications, and construction access arrangements.
- Review drainage, grading, and the proposed placement of the home and outdoor spaces.
- Discuss exterior material care and access for future maintenance.
Keep separate approvals visible
Treat the home, site utilities, access work, and any shoreline proposal as distinct scope and approval questions. Verify them with the responsible authorities before including them as assumed features in a construction agreement.
