Construction Guidance

Builder and General Contractor Responsibilities

Once you have a builder or general contractor in mind, map who will handle each part of your project. Design, purchasing, trade coordination, owner decisions and completion checks need named responsibilities, even when several of those roles sit with the same company.

Identify the services actually included

Ask whether the company’s role begins during feasibility, after design, or after permits. Distinguish construction coordination from professional design services, and confirm how each provider is contracted.

Trace a decision from question to approval

Use an example such as changing a wall or selecting a window. Who checks the design, obtains pricing, approves cost and time, orders the product, and verifies installation? Gaps in that sequence matter more than the title on a business card.

Evaluate relevant working experience

  • Compare experience with the same property type and scope.
  • Ask how existing conditions and incomplete design are handled.
  • Review references for communication, changes, and closeout.
  • Request a clear supervision and escalation structure for the proposed project.
