Documenting Pre-Loss Conditions vs. Loss-Related Damage

A post-loss inspection may reveal old repairs, wear, or moisture conditions alongside new damage. Record what is known and what remains uncertain. The date you first noticed a problem is useful evidence, but it is not always the date it began.

Build a before-and-after record

Collect dated maintenance reports, prior inspection photographs, repair invoices, and relevant resident reports. Connect each to a location on the current assessment. Keep original files and dates; do not relabel an older condition as new damage to simplify the claim.

Ask for clear assessment language

  • What was observed directly at this inspection?
  • What earlier record supports the comparison?
  • Which cause or timing questions need further professional evaluation?

Keep the scope readable

Have the contractor distinguish loss repairs, pre-existing conditions needing attention, and owner-requested improvements. Ask the insurer to explain its coverage treatment of disputed items. A weather report or broad statement that everything is storm-related cannot replace location-specific evidence.
