Thermal Imaging in Water Damage Detection: What It Can and Cannot Show

A thermal camera records surface-temperature patterns. Some patterns may be associated with moisture; others can relate to insulation, air leakage, or heat flow through the building. The image needs interpretation and follow-up measurements before it supports a water-damage conclusion.

Ask for a paired record

Have the assessor connect the thermal image to an ordinary photograph and a labeled location. Record the conditions relevant to the survey and the follow-up readings or observations used to evaluate the anomaly. A dramatic color difference is not a moisture percentage.

Understand what the camera cannot decide

  • It does not see through walls or identify every hidden wet layer.
  • It does not determine contamination category or mold presence.
  • It does not establish structural or electrical safety.

Use the image to target the next question

Ask whether the finding calls for moisture measurement, inspection of a possible source, or carefully planned access. Also ask which areas could not be evaluated. The useful output is an explained assessment, not an unexplained gallery of colored images.
