When a coating can be considered
A coating depends on an existing roof that can support the selected restoration system. The assessment needs to address the roof material, prior coatings, adhesion, drainage and any concerns about moisture or deterioration beneath the surface.
The recommendation should identify deficiencies that must be corrected first and explain what remains in place. A coating does not replace damaged decking or remove wet material trapped below the covering.

The manufacturer’s system requirements govern the materials, any testing or primer, application and inspection records. Compare the full restoration scope with repair or replacement options where those are suitable for the roof.
Understand the finished system
The proposal should explain which existing conditions the work addresses, what it leaves unchanged and the maintenance expected afterward. Review any reflective-surface goals separately from unsupported energy-savings estimates.
Keep preparation, repair and application records with the actual written warranty. Coverage and future service requirements depend on the specified system and project conditions.
