Identify the starting condition and the required changes
Record existing restrooms, electrical service, HVAC equipment, ceilings, partitions and fire-protection systems. The estimate needs to distinguish retained work from demolition, repairs and new installation. A finish update, a new room layout and a space needing substantial system changes should not share one unexplained unit price.
Use a scope-based worksheet
- Survey, design, engineering, and investigations.
- Demolition and repairs needed before new work.
- Partitions, doors, ceilings, flooring, and millwork.
- Electrical, HVAC, plumbing, and life-safety modifications.
- Equipment connections and owner-furnished equipment interfaces.
- Permits, testing, closeout, and construction logistics.
- Unresolved conditions and owner-selected options, listed separately.
Compare on one baseline
Give each bidder the same plans, finish schedule, responsibility list, and occupancy assumptions. Ask for allowances and exclusions to be identified by item so a low proposal is not mistaken for a complete one.
Compare the same delivery condition
A shell build-out and an alteration to an existing suite can require very different work. Record which restrooms, ceilings, service connections and finishes the owner or landlord will provide.
Compare prices against one layout, equipment schedule and finish standard. Identify utility-capacity or existing-condition questions that still require investigation or design.
Build the total from defined construction, owner-supplied items, professional services, permits and explicit allowances. Keep optional upgrades separate so their effect can be assessed without changing the base scope.
What settles the remaining uncertainty
Bring the property address, scope, available plans and the assumptions behind your budget to AmeriConstruction. Identify the information still needed for pricing, the decisions that could change the total and the person who can approve them. Confirm project fit, any assessment charges and proposal requirements directly with the team.
