Describe the delivered shell
List the structure, enclosure, utility connection points, equipment, restrooms, fire-protection systems, and interior work that will exist at handover. Record unfinished items and the party responsible for completing them.
Describe the occupied interior
Identify partitions, finishes, equipment, lighting, power, data, plumbing, and air distribution needed for the tenant’s use. Ask the team to verify that the proposed interior can connect to the base building as intended.
Write down where responsibilities meet
- Item or system and its current condition.
- Required final condition and who designs the change.
- Work assigned to the landlord, tenant or contractor.
- Payment responsibility to confirm in the lease.
- What must be complete at handover and how it will be checked.
