Create a landlord and tenant responsibility list
For each item, record the existing condition, the required condition, who performs the work and who pays. Include utility delivery points, HVAC, restrooms, life-safety systems, ceilings, storefront and signage. This exposes work assumed to be in the landlord’s scope but missing from the tenant construction price.
Use a funding worksheet
- Total defined tenant construction scope.
- Design, permits, owner equipment, furnishings, and other project costs.
- Landlord work excluded from the tenant contract.
- Allowance amount and eligible items as confirmed in the lease.
- Owner contribution and the timing of each required payment.
- Reimbursement conditions, documentation, and unresolved lease questions for the owner’s advisers.
Close the gaps before bidding
Compare the responsibility list with the drawings and finish schedule. Ask the team to flag anything assumed to be provided by another party. Have the owner’s leasing or legal adviser resolve lease interpretation; the construction estimate should not decide it.
Compare the full owner budget with the funding available
Start with the delivered suite condition and the proposed business use. List tenant construction, landlord work and owner-vendor equipment separately so every required item has a responsible party.
Add design, surveys, permits, furniture, technology and other owner purchases to the defined construction package. Identify which costs are provisional and what information will settle them.
Keep the gross project budget visible before applying any landlord contribution. Confirm allowance eligibility and reimbursement timing with the lease advisers; a future reimbursement does not necessarily fund an earlier payment.
What settles the remaining uncertainty
Bring the property address, scope, available plans and the assumptions behind your budget to AmeriConstruction. Identify the information still needed for pricing, the decisions that could change the total and the person who can approve them. Confirm project fit, any assessment charges and proposal requirements directly with the team.
