Accessibility Planning for Commercial Renovations

Accessibility belongs in the scope discussion before layouts and finishes are fixed. The project team needs to understand which areas are changing and how people reach and use them.

Review the route through the property

Map arrival, parking where applicable, entrances, circulation, doors, service points, restrooms, and the renovated area. Record existing obstacles and proposed changes so the responsible designer can evaluate the complete user journey.

Apply the rules to the actual alteration

The Texas Accessibility Standards include requirements for altered elements and, in specified circumstances, paths of travel serving altered primary-function areas. Applicability, exceptions, and any variance need project-specific review; a cosmetic label or limited contract area does not settle those questions.

Resolve decisions before procurement

  • Who evaluates federal, state, and local accessibility requirements?
  • Which drawings and measurements will support that evaluation?
  • Who coordinates required review, registration, or inspection if applicable?
  • How will compliant circulation be maintained through occupied construction phases?
