Construction Guidance

Smoke Damage vs Structural Fire Damage

Smoke staining does not establish structural damage, and a cleaned surface does not establish structural safety. Owners need to know whether the team is evaluating residue removal or the strength and stability of the building. Some areas may need both reviews.

Interior reconstruction with exposed framing and protected floors

Ask two different questions

The smoke specialist identifies affected materials and the restoration approach. The structural engineer evaluates the relevant members, connections, and supporting construction. Neither report should be used as a substitute for the other’s findings.

Make the scope boundaries visible

  • Which rooms are included in the smoke work plan?
  • Which structural elements have a retain, repair, or replace decision?
  • Which concealed or inaccessible areas still require investigation?

Resolve the interface before closing walls

Coordinate structural repairs, specialist cleanup, and finish replacement so one activity does not cover up unfinished work. Keep access restrictions in force until the responsible professionals and authorities change them. Photographing an exposed repair for records is work for authorized personnel, not a reason for owner entry.
