ACV vs. RCV: What Homeowners Should Understand About Claim Payouts

Actual cash value generally reflects replacement cost reduced for depreciation. Replacement-cost coverage uses current repair or replacement costs, subject to the policy. Neither term, by itself, tells you the final payment, your deductible, or when funds will be available.

Read the estimate alongside the policy

Ask the insurer to identify the valuation terms for the dwelling, roof, and belongings. They may not all be the same. In the estimate, locate the replacement amount, depreciation, deductible, and any limits or exclusions the insurer applied.

Clarify later payments

  • Is any depreciation recoverable under this policy?
  • What work or purchases, documents, and deadlines apply to a later payment?
  • Does a mortgage lender need to endorse or release the payment?

Plan the construction cash flow

Compare the insurer’s written payment explanation with the contractor’s payment schedule before signing. Keep unpaid insurance amounts distinct from owner upgrades and deductibles. The contractor can explain its prices; specific policy interpretation and claim-payment decisions belong with the insurer or a qualified claims adviser.
