Classes of Water Damage: How Affected Area and Absorption Are Evaluated

A water-damage class helps describe the drying load created by the affected area and materials. A category addresses contamination. Ask the mitigation provider to explain both in ordinary terms and show the observations behind them; one label does not substitute for the other.

Look beyond the wet floor area

Have the assessment identify the affected surfaces and material layers, including concealed areas that still need investigation. Two rooms with similar dimensions can require different plans when the materials and access differ. A class label alone should not be used as an equipment invoice.

Questions behind the classification

  • Which materials are wet, and how was their extent established?
  • Are moisture-holding layers or enclosed assemblies limiting access?
  • What measurements or newly exposed conditions could change the plan?

Use the classification to explain decisions

Request a written link between the findings, proposed drying approach, and monitoring points. For the rebuild, the more useful handoff is the retained or removed material list and final findings, not an unexplained class number.
