Roof Deck Assessment Methods After Hail Impact

The roof deck is the supporting surface beneath the roof covering. Its condition should be evaluated where the loss or planned repair raises a concern, but hail on the shingles does not automatically establish deck damage. Ask the roofer what evidence supports further deck assessment.

Interior reconstruction with exposed framing and protected floors

Distinguish observed condition from suspected cause

Have the report locate any deck damage, moisture-related deterioration, attachment concern, or area that could not be seen. Ask how the assessor distinguishes the current event from earlier conditions. A ceiling stain or soft area should not be labeled hail impact without a supporting explanation.

Plan safe access and additional review

  • Can the relevant condition be documented without unsafe entry or roof access?
  • Will removal of the covering reveal areas that were previously concealed?
  • Does a structural concern need an engineer before the roof work proceeds?

Define the replacement allowance and approval process

Ask how newly exposed deck repairs will be measured, priced, photographed by authorized personnel, and approved. The reconstruction record should identify actual replaced areas and the applicable installation requirements. Owners should not walk the roof or probe the deck themselves.
