Choose clay or concrete tile with the architecture
Spanish-style roof tile describes an appearance, not one interchangeable product. Review profile, color range, matching accessories and the selected manufacturer with the exterior design. Use actual samples where available and confirm owner or association review separately from construction approval.
For an existing tile roof, collect product records and photographs without walking on the roof. A repair needs a suitable material match and an assessment of adjacent tiles and concealed components. Matching the visible tile alone may not resolve an underlying roof concern.
Review structure, underlayment and flashing
When changing materials, ask the project team what structural evaluation is needed for the selected tile assembly. Clarify roof slope, support and attachment requirements through the product documents and the responsible design professionals.
Underlayment, valleys, wall transitions, penetrations and drainage need their own scope. Discuss whether existing tile can be retained, lifted or replaced and how concealed damage will be handled. Keep accessory and flashing work visible in the proposal instead of comparing tile quantities alone.
Plan tile handling and property protection
Discuss access, material storage, lifting, landscaping and occupied rooms before work is authorized. Repair and replacement should each have defined work areas, protection responsibilities and a process for unexpected conditions.
Retain the tile identification, agreed assembly details, inspection records and issued warranty documents. Ask how future roof access and maintenance should be arranged for the actual product; do not assume a material label establishes a service life or warranty.
What to compare in a written proposal
- Clay or concrete tile, profile and matching accessories
- Structural review and support assumptions
- Underlayment, flashing and drainage work
- Tile handling, protection and concealed-condition process
