What changes inside each apartment
A unit package can include cabinets, counters, fixtures, flooring, paint and related repairs. Identify the items that remain as well as those being replaced. Layout changes and building-system work need their own review; a finish package should not silently assume those changes are included.
Vacant unit turns and occupied renovations
A vacant unit can be handed over as a defined work area between residents. Work in an occupied home has to account for belongings, entry arrangements and the resident’s use of the rooms. Treat those as different plans rather than assuming the same sequence or production rate applies to both.
Keep repeated work consistent
Group units by layout and condition, then review an initial unit to settle details. Record the finish selections, material substitutions and recurring repair exceptions. A unit-by-unit completion record should cover cleaning, corrections and the handoff to property management.
Discuss the unit mix and next openings
Share the unit types, proposed improvements, known repairs and vacancy information with AmeriConstruction. Include management’s access process and material standards. That gives the project team a basis for discussing the first work package and how later units could follow.
What to compare in a written proposal
- Included rooms and finishes for each unit type
- Repair allowances and exceptions to the standard package
- Vacancy releases, resident access and material readiness
- Cleaning, corrections and acceptance for each completed unit
Define an apartment renovation package that can be repeated
Apartment renovation work may include kitchens, bathrooms, flooring, paint, doors and coordinated repairs. Specify retained components as carefully as replacements. A finish package should describe product selections, installation boundaries and exceptions, including damaged subfloors or layouts that differ from the representative unit.
Provide the unit types, photographs and expected release sequence for estimating. Separate standard upgrades from condition-dependent repairs. Bulk purchasing may simplify selections, but delivery, storage and responsibility for damaged or missing products still need agreement.
Unit access, quality review and turnover
Confirm whether each unit is vacant and ready for work rather than assuming a calendar date grants access. Occupied-unit work needs management-led notices and clear arrangements for belongings, utilities and safe routes. Work should be released against confirmed conditions and an agreed scope.
Review a first completed package before repeating it where practical. Track corrections by unit and identify what management must receive at turnover, including installed selections and care information. Tell AmeriConstruction your unit mix and renovation priorities to discuss the right package and next estimating step.
