Choose the right starting point
For a new building, begin with the site, intended use, utility information, and available design work. For a renovation, bring current plans, known building issues, lease requirements, and the areas that must remain in service.
Match the scope to the property
- New construction: coordinate site information, building design, and the approval path.
- Tenant improvements: separate landlord work, tenant work, and owner-furnished equipment.
- Occupied renovations: agree on work zones, access, shutdown requests, and tenant communication.
- Roof and envelope work: connect leak history and condition assessment to the proposed repair or replacement.
Prepare a useful project brief
Identify who can approve scope, selections, spending, and schedule changes. A first conversation is more productive when the team can see the project address, proposed use, target dates, and the questions that still need an answer.
