Compare roof work item by item
A commercial roof estimate should be more than a single dollar figure. For owners comparing a carrier's estimate with a roofing proposal, the useful questions concern roof areas, system components, quantities, removal, insulation, flashing, curbs, penetrations and the labor needed to perform safe work.
Documenting a difference does not establish that an insurance claim was underpaid. The owner should review construction facts separately from any coverage, payment or settlement questions.
Account for how the roof is actually built
A low-slope membrane roof, metal roof and multi-section facility can require very different methods. Attachment, drainage, substrate condition, insulation, rooftop mechanical equipment, access and tenant operations all influence the proposed work. Wet materials and other concealed conditions may require an investigation before final quantities are reliable.
A strong proposal identifies what was observed, what was assumed and which items require confirmation. It may provide options where a compatible repair and a larger replacement are both technically worth considering.
Develop a proposal ownership can act on
AmeriConstruction can help facilities teams define the scope of commercial roof repairs or replacement for DFW properties. Include the desired schedule, access constraints, documentation and decision deadline so the proposal can reflect the facility's needs.
Technical construction information can be shared appropriately, but AmeriConstruction does not negotiate policy coverage or insurance settlements on the owner's behalf.
Information to have ready
- Building address and approximate roof areas
- Roof plans, system type and warranty information
- Carrier estimate or existing contractor proposal
- Leak history, equipment layout and occupancy restrictions
Common questions
Does a higher contractor estimate prove an insurance underpayment?
No. It shows that the proposed scopes or assumptions differ. A technical comparison should identify exactly what differs.
Can you price both repair and replacement?
When roof conditions permit a meaningful comparison, the project may be scoped with alternatives and clear assumptions.
Can you negotiate with the insurer for our building?
No. We can explain our own construction findings and proposal, but we do not represent owners in coverage or claim settlement negotiations.
Request a construction consultation
Tell us where the project is located and what work you are considering. We will review the request and discuss the appropriate next step. Request a Commercial Roofing Scope Review using AmeriConstruction's existing project-request form, or call 972-645-1654.
