Denied TPO or Flat Roof Claim? Review the Roof Assembly

Flat roofing decisions require a close look at membrane details, insulation condition, drainage and the full roof assembly. AmeriConstruction can help develop a documented commercial roof construction scope.

Identify the membrane and all important transitions

The phrase 'flat roof' can describe several very different low-slope assemblies. A TPO system may have welded seams, terminations, rooftop equipment details and insulation or cover board beneath the visible sheet. Other buildings may use PVC, modified bitumen or another approved system.

Before discussing replacement, identify the actual assembly, prior repairs, known leaks, accessible seams and drainage pathways. An estimate that ignores transitions, curbs and wall flashing may miss important construction work.

Investigate moisture and concealed conditions

Water can move within an assembly before appearing inside the building. Visible staining or membrane distress does not automatically show how much insulation or substrate is affected. A targeted investigation may be appropriate, subject to ownership authorization, access, and safe testing methods.

The proposal should state what is known, what remains concealed and how additional discoveries will be documented and priced. Do not present unverified wet-roof quantities as facts.

Compare repair, recover and tear-off responsibly

A compatible membrane repair may solve a contained problem. Recovering an existing roof or removing and replacing layers requires a separate review of moisture, attachment, code, weight, warranties and manufacturer requirements. These are construction decisions, not conclusions about what an insurance policy must pay.

AmeriConstruction can discuss options and a written commercial roofing estimate so ownership can choose an appropriate course.

Information to have ready

  • System type, membrane age and roof plans
  • Manufacturer and installer warranty documentation
  • Leak locations and previous repair history
  • Available infrared or moisture investigation reports

Common questions

Does a denied claim prevent me from replacing a TPO roof?

No. Owners can evaluate construction work independently of an insurance claim decision.

Can a photo prove that a full tear-off is necessary?

Usually not. Roof condition and concealed materials may need further inspection or testing.

What is the difference between recover and replacement?

Recovery retains a defined portion of the existing assembly beneath new work; tear-off removes specified layers. Eligibility depends on actual conditions and requirements.
