Investigation model: evidence before tools
Begin with the interior: exact drip locations, stain patterns, timing relative to rain onset, wind direction if known, duration after rain stops, and any HVAC condensate or plumbing differentials. Misattributing HVAC condensate to roofing wastes roof diagnostics; misattributing roof leaks to HVAC wastes time—and both happen.
Build a roof context map: drains, slopes, curbs, penetrations, walls, expansion joints, prior patches, and equipment. Trace upslope and along likely lateral paths from the interior coordinate. Inspect suspect details closely before mobilizing advanced tools.
Write the investigation question: locate active entry for permanent repair; determine extent of wet insulation; or decide whether a zone is maintainable. Tools serve the question.
